Southern Maryland Real Estate Market Update: June 2026

The Southern Maryland real estate market remained active in June 2026. Home sales increased, prices held steady, and buyers had more homes to choose from compared to this time last year.

This Southern Maryland housing market update covers real estate trends across Charles County, Calvert County, and St. Mary’s County. Whether you are considering buying or selling a home in Waldorf, La Plata, Leonardtown, California, Prince Frederick, or another Southern Maryland community, these latest statistics can help you understand what is happening in our local market.

Southern Maryland Home Sales Increased

A total of 565 homes closed across Southern Maryland in June 2026. That represents a 24.4% increase from the 454 homes sold during June 2025.

Every local market in the region experienced an increase in closed sales. Year-to-date, Southern Maryland home sales are running 7.4% ahead of last year’s pace, with 2,482 closings through June 2026 compared to 2,310 during the same period in 2025.

This increase shows that buyers are still purchasing homes despite affordability concerns and continued uncertainty surrounding mortgage rates.

Southern Maryland Home Prices Remain Steady

The median sold price for a Southern Maryland home reached $475,000 in June 2026. This was a 0.6% increase from June 2025 and the highest median sales price the region has recorded.

Although prices are no longer rising as quickly as they did in previous years, they continue to hold steady. This is encouraging for homeowners who have built equity and may be considering selling.

For buyers, stabilizing prices and growing inventory may provide more opportunities to compare homes and make thoughtful decisions without feeling as rushed.

Homes Are Taking Slightly Longer to Sell

The median time on market increased to 15 days, which is two days longer than it was in June 2025.

While this is a relatively small change, it shows that buyers are becoming more selective. Homes that are priced correctly, presented well, and marketed effectively can still attract attention quickly. Properties that need significant updating or enter the market at an ambitious price may take longer to receive an offer.

Housing Inventory Is Growing

Active listings across Southern Maryland increased by 17.6% compared to last year, giving buyers more options than they have had in some time.

New listings remained flat at 566 homes, the same number recorded in June 2025. This suggests that inventory is growing primarily because homes are staying on the market slightly longer, rather than because of a large increase in the number of new sellers.

Months of housing supply increased to 2.74 months, compared to 2.42 months last June. Southern Maryland remains a seller-favorable market, but conditions are gradually becoming more balanced.

Buyer Activity Is Beginning to Slow

New pending home sales decreased by 5.5% from June 2025, falling to 481 pending sales.

This decline suggests that buyer urgency may be easing as we move through the summer. Affordability concerns, mortgage-rate uncertainty, and increased inventory may all be contributing to buyers taking more time before making an offer.

What This Means for Southern Maryland Buyers

Buyers now have more homes to consider and may experience less competition than they did in previous years. However, desirable homes that are properly priced and in good condition can still sell quickly.

Before making an offer, buyers should review recent neighborhood sales, property condition, estimated monthly payments, and potential repair or renovation costs. A strong offer should reflect both current market conditions and the specific value of the home.

Homes requiring significant updating, or those priced above recent comparable sales, may need additional time or a price adjustment to generate an offer.
